Making Your House More Sellable And Attractive For The Potential Buyer In 2018

First impressions are everything. It's proven that it takes less than a second to create that first impression. While it might be tempting to invest in renovating the whole house, there might be a better idea for your investment. Take a look at following suggestions, which also include some trends it buyer's habits in Charlotte, NC this year.

1.Don’t go overboard on major remodels. Chances are, you won’t get your money back. Instead, focus on small upgrades, particularly in the kitchen and bathroom, where you’re most likely to see a return on investment. A new cabinet hardware in the kitchen and light fixtures, repainting the cabinets and walls will make a major impact. Dark shades of blue and ebony are giving a bold statement when used for cabinets. They will perfectly go with dark  granite countertops.

2. A fresh coat of paint can brighten all the rooms. I would recommend a light, neutral gray that provides a soft, brighter palette, making rooms look larger. A deep cleaning will also help brighten baseboards, windows, and light fixtures. Replacing old rotten baseboard is great idea. Also blue works its magic in all the rooms. Homes with soft blue kitchen walls are sold for slightly higher prices.

3. Your home’s exterior is typically the first thing a buyer sees in person and on listing sites. If it doesn’t look good, a buyer won’t even consider looking at the interior shots. Tidy up your yard by trimming and shaping hedges, refreshing mulch, and edging the lawn. Consider pressure-washing your house (or at least the front of it), walkways, and driveway, or even adding a fresh coat of paint to your trim and shutters. Front entrance doors might need some fresh coating (or even to be replaced). Gray/Blue (navy blue to dark gray or charcoal) entrance doors will bring better value. Everything matters — even things as small as the brass on your front door. Polish or replace the kick-plate and doorknob, and clean any cobwebs or bird droppings off your front porch. Flowers, particularly near the entryway, add a hint of color, making your home feel alive and inviting.

4. Replace gold-colored fixtures, drawer pulls and cabinet handles, as well as foists and shower heads, into brushed nickel or stainless-steal looking ones. Gold is no longer appreciated by potential buyer. It makes everything look old and outdated, as well as natural wooden-colored doors. Consider repainting all inside doors to simple classic plain flat white.

5. Replacing an old, outdated toilet can make a significant impact on your bathroom aesthetics. Purchase a stylish new one for a few hundred dollars or take the environmentally friendly route and opt for an almost-new secondhand toilet (just be sure to buy a new toilet seat). You can still leave your toilets as is, but make sure they are very well cleaned and match the stile of the bathroom. At least put the new toilet seat covers. Also adding shower curtains, hand towels fixtures and two-headed showers in the bathroom are inexpensive but can instantly transform your space.

6. Re-glazing shower cabin and bathtub makes a huge difference and exceeds expectations of the buyer. The bathtub will be ready to use just a few days after applying the glaze and it’s very budget friendly.

7. Homes with blue/purple bathrooms (often powder blue or periwinkle) sold for higher prices than expected. Avoid plain white walls in bathroom. Houses with white, off-white, or eggshell white bathrooms sold for much less than similar homes. Better blue or pinkish, than white.

8. NO BLUE in the living room. Homes with blue living rooms suffered on average, whereas brown living rooms (whether light beige, pale taupe, or oatmeal) sold for higher.

9. New window coverings can really modernize all rooms. You can buy basic wood blinds at a home improvement store (and most allow you to customize the length). To add a truly upscale look to the rooms you can try plantation shutters — they can be a major selling point with the next people to own your home.

10. Updating outside trim, painting shutters and changing house numbers with more stylish will up the home value and attractiveness too.

11. Slightly buffing and refinishing hardwood floors will tremendously increase the value of the house.

Happy Selling!
